The Minto Roehampton sustainability performance relative to SBTool

The MintoRoehampton sustainability performance outcomes have been categorized according to the SBTool performance assessment sections below:

A  Site Selection, Project Planning and Development

    • Urban redevelopment taking advantage of existing infrastructure while protecting greenfields and preserving habitat.
    • Alternative Transportation:  500 meters from the subway line, covered storage for 120 bicycles and walking distance to shopping and amenities.
    • Alternative Fuel Vehicles: Autoshare program with access to a hybrid car.

     B   Energy and Resource Consumption

    • High efficiency heating and cooling systems consume 38% less energy than a typical multi-residential unit.
    • Energy Management:  Electronic metering with convenient ‘all-off’ in-suite lighting control.
    • Motion control lighting in the common areas ensure the lights are off when not in use.
    • Green Power:  clean green energy equal to 100% of the building’s electricity
    • Solar Wall Cavity:  a glass-walled vestibule pre-conditions incoming make-up air to the building
    • Heat Recovery Ventilation:  Every suite features a Minto-inspired HRV fan coil technology that recovers exhaust heat to warm up incoming fresh air and improve indoor air quality.
    • Compact fluorescent lighting installed throughout the suites reduces energy consumption
    • Energy Star appliances and front-loading in-suite washing machines

    B4  Materials

    • Low Emitting Materials:  Cork underlay, hardwood and ceramic flooring and low toxicity paints significantly reducing volatile organic compounds.
    • Preference given to use of regionally produced materials
    • Collection of Recyclables: Voluntary installation of an on site waste sorting system making recycling as convenient as garbage disposal while providing a mechanism to manage for future organics collection.

    B5 Potable Water

    • Dual Flush Toilets reduce water consumption by 32%
    • Water Metering:  Each suite is individually metered for hot and cold water use, putting water management in the hands of the user.  Minto’s test programs have shown 10-50% water savings can result from individual water metering.

    C Environmental Loadings

    C3 Solid Wastes

    • Construction Waste Management:  Contractors self-managed their waste streams, recycling wood, drywall, concrete, metals and cardboard resulting in over 85% of waste being diverted from landfill.

    C4 Rainwater, Stormwater and Wastewater

    • Rainwater Harvesting:  Storage tank collects rainwater for reuse, reducing total potable water consumption.

C6 Other Local and Regional Impacts

    • Preference given to use of regionally produced materials
    • Heat Island Effect:  Reduce thermal gradient differences between developed and undeveloped areas by locating 100% of parking underground

    D Indoor Environmental Quality

    • CO2 monitoring in the parking garages interlocked to air supply fans.
    • Implementation of a Construction IAQ Plan
    • 100% outside air to suites exceeding ASHRAE requirements
    • System Controllability:  Each suite features a fully user adjustable networked temperature and airflow control.
    • Daylight and Views:  Generous use of low-e thermal glass with operable windows maximizes natural illumination and ventilation while taking advantage of the magnificent outward views.

    E Service Quality

    E3 Controllability

    • Emergency generator for partial (essential) function during power outages.
    • Building Automation System (BAS) for suite building automation with occupancy control
    • System Controllability:  Each suite features a fully user adjustable networked temperature and airflow control.
    • Automatic daylight control is provided in the lobby and amenity spaces
    • Water Metering:  Each suite is individually metered for hot and cold water use, putting water management in the hands of the user.  Minto’s test programs have shown 10-50% water savings can result from individual water metering.
    • Energy Management:  convenient ‘all-off’ in-suite lighting control.
    • Tenant feedback:  Web-based utility bill analysis ensures ongoing accountability and optimization.

    E5 Commissioning of facility systems

    • Full project “Best Practice” commissioning
    • Measurement and Verification:  Web-based utility bill analysis ensures ongoing accountability and optimization.

    E6 Maintenance of Operating Performance

    • Maintenance management plan initiated
    • On-going monitoring and verification of performance - Web-based utility bill analysis ensures ongoing accountability and optimization.

    F Social and Economic aspects

    • Universal design provides access for physically handicapped persons.
    • All suites have direct sunlight access from living areas of dwelling units.
    • Daylight and Views:  Generous use of low-e thermal glass with operable windows maximizes natural illumination and ventilation while taking advantage of the magnificent outward views.
    • Access to shared green space
